When we began in 1987, we founded Kennedy Funding on two main principles: speed and flexibility. Because conventional lenders, such as banks, credit unions, and others, were in no hurry to close a client’s loan. It wasn’t unusual for someone to wait weeks or even months to close. And there was virtually no flexibility whatsoever. If there was anything out of the ordinary about your loan, you were probably out of luck. And that meant there was no recourse.
Which is why we began to build a reputation as a place borrowers could come to after being turned down by the conventional lenders. At Kennedy Funding, we not only provided clients with their money incredibly fast, we were also quite creative during the loan process. Instead of a conventional ‘cookie cutter’ approach, we approached each loan on an individual basis and judged a loan on its own merits. And we became known as the lender who could make the ‘impossible’ deal more than possible.
We didn’t stop there, either. We became heavily involved in raw land loans, where the undeveloped land itself is used for the collateral. Most traditional lenders refuse to touch them, but we are able to share our clients’ vision, and we welcome raw land loans whenever they’re presented.
Taken together, all these qualities make up what we call situational lending, where the loan is looked at in and of itself, and all of our skill, experience, and expertise is utilized in order to make the loan a successful one. And our record of accomplishment is such that we’re seen by the rest of the industry as the leader in situational lending.
